SNP

Last Friday,25/09/09 we just got back our SNP.

And it was backdated to 1^st August 2009 (the day we booked the house) which I think not appropriate because we signed the SNP on the 15^th of August 2009 and we only got the SNP last Friday.Tu pun kena ambil by hand dari Sia Boon Chee lawyer firm.They called on 23/9/09 dan time tu kami masih lagi di Kedah and we requested them to send it to the developer site office so that we can just picked it up on Friday,25/9.Tapi dorang tak antar pun.So kami kena amik kat lawyer firm tu pule.Lambat gila though we have been following up practically every week asking for the SNP so that we can proceed with our EPF withdrawal to pay the 1^st 10%.

As I mentioned before, Jelma Angkasa(the developer) gave us 2 months after the signing of SNP to pay up the 1^st 10%.But to our dismay, they have delayed the stamping and everything and we only got it last Friday, 25/09/09 which gave us less time or rather no time for us to withdraw our EPF before the due date which is 1^st October la kan?I thought the SNP date would be 15^th August(ye le the day we signed the SNP) but it was backdated to 1^st August.Sbb if we were not able to pay before the due date, they gonna charge 10% penalty which I think is invalid and irrelevant since the delay was not due to our fault but theirs.

Dah le it gonna take at least 2 weeks before EPF can deposited into our accounts.Bukannya withdraw hari ini, tang2 tu juga boleh dapat kan?

So we told the developer, this is not our problem as we have been following up and asking about the SNP since like forever!Because in order for us to withdraw our EPF, we need to have the original SNP. But the developer said that ours is special case and the management already knew about our problem. Dan aku ckp le excuse me it is not our problem ok,it is your problem.We have been chasing the developer like nobody business but their reply were always be, “Bos tade kat ofis la, so tak boleh sign la”,”once signed and stamped, we will inform you” yada yada.

So, since they said that the management knew about the delay, we requested for black and white from them, saying that if they acknowledged that the delay was due to their part, then they should extend the period given for us to settle the 1^st 10%. Perhaps at least another 2 weeks ke.Ye le kalau sume verbal, abis la nanti kalau tade written proof.
So Bahiyah(the person in charge) said that she will discuss this with their GM.

Bygkan la baru dpt SNP 25/09/09 pastu kena settle the 1^st 10% tu by 1/10/09.Lojik ke tak lojik tu?

Pastu yg aku lagi angin, documentation SNP tu tak lengkap.Ada missing attachment.
Kami pikir dpt je SNP jumaat lepas nak terus pi keluarkan EPF.Tapi bile sampai2 je EPF dan org EPF tu check dokumen, die kate SNP tu tak lengkap sbb tade floor plan and other things dan tak boleh proceed dgn EPF withdrawal.

I was like what the ****???

Da le lambat bagi SNP pastu tak lengkap.So kami tak leh keluarkan EPF jumaat tu juge dan kena delay lagi.Kalau korang tension ke tak tension kena camni?
So kami pun call le developer , call le lawyer tu…lawyer tu salahkan developer, developer suh bagi balik SNP tu kat dorang sbb dorang nak check…ishhhh lagi la aku bengkek!Nak bagi kat dorang 1 hal lagi,bile pule nak dpt balik?
Yg aku tak faham, camne le lawyer tu buat keje.Patutnya dia kena check sume documentation lengkap baru bagi customer kan?Sbb nak harapkan kami check sume benda, mana le kami tau apa yg patut ada dan apa yg patut tade kan?Bukannya kami beli umah tiap2 hari nak tau sume detail psl legal documentation ni.Lawyer le patut check bende2 ni.Buat apa byr beribu riban kalau benda simple mcm ni pun boleh overlooked kan?

So bising punya bising, hari ini baru dpt attachment tu dari developer.Pukul 3 nak dekat pukul 4 ptg baru dpt.Amran hantar.Siapa Amran?I dunno le the runner of the compamy kot.So delay lagi 1 hari.Ingat hari ini nak gi EPF.Aduh!!Tension gila.

Dan baru aku perasan, mmg masa sign SNP pada 15/8/09 tu mmg tade attachment tu sbb aku mmg tak pernah tgk attachment tu sebelum ini.Developer kata dorang overlooked!
Seriously, that is so lame excuse.

Aku bersyukur we decided to pay the 1^st 10% using EPF and the EPF people really checked the documentation.Kalau idak, mmg SNP tu tak lengkap le dan masalah lain pule timbul nanti.

Tah la.Seriously kalau kena byr penalty 10% tu, mmg kami takkan byr sbb mmg bukan salah kami pun.Tapi aku baca kat dlm SNP tu, kalau developer yg buat delay, developer tade right nak caj penalty.Tapi tah le hopefully everything is gonna be ok.
Byk tu 10%!!
